As a landlord, you have to worry about keeping all of the aspects of your unit in good condition, including the plumbing. When you have tenants living in your properties, you have to be prepared for anything, including middle-of-the-night calls about the plumbing. Fortunately, it is possible to help prevent plumbing problems from occurring in the first place. These are a few tips that can help.
1. Inspect and Repair Plumbing Before Renting Out the Unit
Before you even allow a tenant to move into your rental, it's a good idea for you to take your time to inspect and repair the plumbing. You can fix any leaks, replace any plumbing pipes or fixtures that are worn out and otherwise make sure that the plumbing is in good condition before a tenant ever moves in. This can help prevent future problems, and you might find that making minor plumbing upgrades is a good way to attract potential tenants as well.
2. Make a Point to Check on the Plumbing Regularly
Unfortunately, you can't always count on your tenants to tell you about things like toilets that are running or faucets that have minor leaks. However, if these problems are ignored, your plumbing problems could get worse. One good way that you can stay on top of things is to check on the plumbing on a regular basis. For example, you may want to inspect the plumbing once or twice a year. Of course, you'll need to check with your lawyer about this; you may need to add this into your lease, and you may need to give your tenant a certain amount of notice before you enter the unit to check on the plumbing. Once you do this, you'll be able to stay on top of plumbing issues, and this will also give you a chance to take a peek at how your rental is being treated otherwise as well.
3. Talk to Your Tenants About Proper Use of the Plumbing
It is never a bad idea to talk to your tenants about the proper use of the plumbing before they move in. For example, you may want to talk to them about things like not flushing certain items down the toilet. This is also a good time for you to show them where the water shut-off valve is; then, if there is a plumbing emergency, they will be able to shut off the water supply and minimize the damage until you or a plumber are able to come out and remedy the issue.
